Painting Costs by Room: Bedroom, Kitchen, Living Room & More
Painting quotes are usually given per room or per square metre, but it helps to know the rough cost of each room before you ask. Here's what to expect in Sydney, room by room.
Typical per-room costs (walls only)
- Bedroom — $500–$900
- Living room — $800–$1,400
- Kitchen — $600–$1,200 (more if cupboards are included)
- Bathroom — $400–$800
- Hallway — $400–$900
These are walls-only guide figures. Adding ceilings, doors, skirting and trims increases each room by roughly 30–50%.
What drives the price
- Wall condition — filling cracks and sanding adds preparation time
- Ceiling height — high ceilings and stairwells need more labour and equipment
- Colour change — going dark to light may need an extra coat
- Trims and doors — gloss finishes are slow, detailed work
- Access — tight rooms and furnished spaces slow the job down
Walls only vs full room
A "walls only" quote is cheaper but leaves ceilings and trims untouched — which can make the new walls look tired by contrast. For the best result, repaint ceilings and trims at the same time. It costs more up front but looks far better and lasts longer.
How to compare quotes
Make sure each quote covers the same scope: the same rooms, the same surfaces (walls, ceilings, trims, doors) and the same number of coats. A cheaper quote that skips ceilings or preparation isn't a saving — it's a smaller job.
