Roof Painting in Sydney: Cost, Timing & What to Expect

Roof painting is one of the most cost-effective ways to extend the life of a Sydney roof. Instead of replacing tiles or metal sheeting, a professional restores and seals the existing roof with a weatherproof membrane — usually for a fraction of the price.

What roof painting involves

• Inspection — checking for cracked tiles, rust and loose pointing that need repair first
• High-pressure cleaning — removing moss, lichen and grime so the coating adheres
• Repairs and re-pointing — fixing ridge capping and replacing broken tiles
• Sealing and priming — preparing bare or porous surfaces
• Two or more coats — of a purpose-made roof membrane

What roof painting costs

For a typical Sydney single-storey home, roof painting usually costs $2,500–$5,500 depending on roof size, pitch, access and the number of coats. Two-storey homes and steep roofs cost more because access and safety equipment add labour. Always get a written quote that itemises repairs separately from the coating.

Tile vs metal roofs

• Terracotta and concrete tiles — cleaned, re-pointed and coated with an elastomeric membrane that bridges hairline cracks
• Metal (Colorbond) — rust treated and primed, then coated to prevent corrosion and fading

Both benefit from a quality membrane, but the preparation differs — which is why experience with your roof type matters.

When to repaint your roof

Most roofs need recoating every 10–15 years. Signs it's time include faded colour, visible moss or lichen, cracked or loose tiles, and rust spots on metal roofs. If your roof is sound but looking tired, painting is almost always cheaper than replacement.
